Most of the streets, public open spaces, and shrub beds within the road / pavement on our estates are maintained by the developer / house builder until they are adopted and maintained by the local authority. This includes litter picking and pruning and maintaining shrubs. We have no direct control over the standard of service that the local authority provides so any comment on services needs to be made direct to the developer or Bristol City Council. BCHFalso maintains some of the shrub beds, grassed areas and car parks, set back from the pavement.
There are also grounds, gardens and car parks that are set out in leases as shared areas associated with a particular group of houses or flats that are maintained by the Foundation, paid for by service charges.
For areas that are our responsibility, we will do our best to keep the areas clean and tidy and well looked after. The work will be done mostly by our neighbourhood caretaker. We will pick up litter twice a week. Grassed areas will be cut as often as necessary, on average 8 times per year. Shrubs will be pruned twice as year and weeded twice a month in the growing season. We may also undertake specialist grounds maintenance work such as pruning trees or very large shrubs using specialist contractors.
For vulnerable residents, we offer through our neighbourhood caretaker at cost price a service to cut grass and prune shrubs. To access this service, please contact your housing officer or speak to our caretaker.
We regularly clean the shared halls, landings and staircases to flats, generally twice a week. The frequency of the cleaning is determined by tenants / leaseholders as part of the annual service charge consultations. The cleaning is carried out either by a specialist cleaning contractor or our own in-house cleaner. If they wish tenants may choose to organise the cleaning themselves instead of employing external cleaners.
